Listing contracts make it virtually impossible to fire an agent who isn’t performing.
That’s why you don’t want to just use an agent that…
- you happen to know
- suggested the highest price
- had the lowest fee
- happens to work in the area
- happens to work for a known firm
- was in the right place at the right time
You need to choose a professional agent who is experienced and has a track record of success. They or their team should be selling at least 25-50 homes per year (we sell 150 on avg.).
Now that I’ve lectured you (for your own good!), here’s what I’d suggest:
1. Tell the agent why you’re not happy and give him 2 weeks to improve, otherwise you’d like to cancel the listing.
2. If he doesn’t improve, ask to cancel the listing. If needed, tell him that he’s better off as that no one wants an unhappy client and that unhappy clients tell a lot of people that they’re unhappy.
3. If that doesn’t work, say the same thing to his broker.
4. If that doesn’t work, you’re probably stuck…
